Frequently Asked Questions

Everything homeowners ask before hiring a home watch service.

What is home watch? +
Home watch is the regular, in-person visual inspection of a vacant or seasonally occupied home. I check for issues like water leaks, storm damage, HVAC failure, or signs of intrusion, document everything, and coordinate repairs on your behalf when something needs attention.
Home watch vs house sitter — what's the difference? +
A neighbor means well, but they're not trained to spot a slow leak behind a water heater, don't carry insurance for your home, and can't drop everything for an emergency. I'm certified, bonded, insured, and this is my full-time job — not a favor.
How often should someone check on my house while I'm away? +
Weekly visits are highly recommended, and bi-weekly is the most popular choice for seasonal residents. I can also customize a schedule to fit your needs. We'll pick the right frequency together during your free consultation.
Who holds the keys to my house when I'm not there? +
I do, stored securely. Your keys are never shared with anyone else without your written consent.
What happens if something's wrong when you check my house? +
You hear from me immediately — by phone, text, or email, with photos. If a repair is needed, I coordinate a licensed local contractor and personally oversee the work until it's resolved and you're satisfied.
Do home watch companies need to be licensed, bonded, or insured? +
Yes. I carry the NHWA's Certified Home Watch Professional (CHWP) designation, and I'm bonded and insured in the State of Florida. Documentation is available on request.
Is there a home watch service near Punta Gorda? +
I serve Punta Gorda and surrounding communities within about an hour's drive — Port Charlotte, Deep Creek, Burnt Store, Rotonda West, Englewood, Boca Grande, Venice, North Port, Arcadia, Babcock Ranch, North Fort Myers, Fort Myers, and Fort Myers Beach. See the full service area.
How much does it cost to have someone check on your house? +
Plans start at $80/month for a condo or townhome and $100/month for a single-family home, with visits every other week. Weekly visits start at $160/month for a condo or townhome and $200/month for a single-family home. Larger homes may run slightly higher, and I confirm your exact price in writing after a free walkthrough. No surprise fees.
Do you check on houses after a hurricane? +
Yes. After a storm, I check on your home as soon as it's safe and send photos right away — often before you can get a flight back.
Does homeowners insurance require someone to check on a vacant house? +
Many Florida insurance policies for seasonally vacant homes include a vacancy clause requiring documented, regular inspections — especially for water damage and mold claims. I recommend checking your policy directly; my visit reports can serve as your documentation.
Can you deal with contractors while I'm away? +
Absolutely. I meet plumbers, AC techs, pool service, and landscapers on-site, supervise the work, and report back with photos so you never have to fly down for a routine service call.
How do I pay for home watch? +
You'll receive a simple invoice by text or email. Tap the link and pay right from your phone with a bank transfer or card. No app to download and no account to set up.
